Guarantees and Owner Privileges

Note that at every key stage in the building process, the works are inspected by the County Building Surveyor in order for a Certificate of Occupancy to be awarded. Building Guarantees :

• Individually inspected and certified by the state of South Carolina
• Highest specification
• Comprehensive 1 year new home warranty (against all internal defects)
• 7 year warranty on all major items (structural defects)
• Standard manufacturer guarantees on all appliances
• Certificate of Occupancy awarded by Horry County authorities (requiring regular inspections during the build process)

The Home Owners Association :

• This is run by the members for the members and they have full control over annual fees and management of expenditure
• Membership is non-optional since it covers the running costs of the communal facilities etc

Membership to Country Club :

• Indoor & outdoor swimming pools
• Sauna & steam rooms
• Fitness centre & tennis courts
• Full activities programme
• Onsite business centre

Annual Golf Membership :

• Purchaser, spouse & dependants under 21 have access to unlimited golf with no green fees (to Jan 2012)
• Other golf courses available at substantially discounted rates for HOA members
• Other guests entitled to significant reductions (from £15 dependent on time of year)
