Reservation Deposit
Buying real estate in the US is straightforward, but does require some form filling, however the Island Green developers have worked hard to keep the process as simple and as straightforward as possible and we are also on hand to guide buyers through the process.
To initially reserve a property, buyers are required to complete an Island Green Reservation Form* and a Memorandum of Understanding* (see below). These two documents, in addition to a payment of a $2000 part-Reservation Deposit (by TT or by credit/debit card) secures the designated property for a period of one month.

The buyer is then issued with the following:
- A "Reservation Agreement"
Within 28 days of entering this Agreement, the buyer then pays a further amount to bring the total paid up to 40% of the property Purchase Price, to complete the “Reservation Deposit” - A "Contract of Sale"
Within the next 90 days the buyer then makes a further payment of 60% to cover the final balance and complete the purchase of the property.
The next two documents are provided to the buyer for information only :
- An "Affiliated Business Arrangement" – which is a disclosure notice.
- and a Citadel Trustees "Terms of Reference" – which explains the Trustee’s role.
A "Limited Power of Attorney" document then needs to be notarised and returned.
and an "Anti-Money Laundering Checklist" also need to be completed and sent with buyers ID, as specified.
As appropriate, the buyer will also be issued with the following contracts :
- Contract of Sale – Property, Fixtures & Fittings
- Contract of Sale – Legals and Administration
Once the above have been lodged with the Trustee, the buyer (as applicable) will then be issued with their "Exclusive Owner Rental Agreement" by the Management Company.
45 days prior to Completion:
- If the buyer has opted for a furniture package, payment for the package will fall due.
On Completion:
- The Buyer will pay the remaining 60% balance of property Purchase Price
- The $3K Legal and Administration charges also become payable at this point
